
The developers with property in the vicinity of the
village of Sadsburyville are developing a comprehensive plan for the area. The
developments being proposed by them, along with Quarry Ridge and Sadsbury
Commons, will DOUBLE the 2000 population of Sadsbury Township. View the

Arcadia Land Company
Arcadia Land Company has presented
subdivision and land development plans for Octorara Glen. The R-1 cluster plan
has 44 units on 48 acres with 45% open space; the by right option shows 42
units. The two existing dwellings will remain on the property. Arcadia has also
presented an informal plan for redesigning Route 30, showing a landscaped median
area at either end of Sadsbury Village with sidewalks and planting strips.
Funding for this project would come from the major developers. Residents would
need to grant easements for the sidewalks that will connect to the Bellaire
Industrial Park, Quarry Ridge and the proposed Arcadia developments.
Genterra Corporation
In January 2003, Genterra Corporation presented sketch plans for a subdivision of which 10 acres are in Sadsbury
Township and the remaining acreage in Valley Township. The sketch plan showed
117 units of which 32 units are in Sadsbury Township and the only entrance onto
the property is off Washington Lane.
JYF Partners
JYF Partners, represented by John Lymberis, presented the Board of
Supervisors with a plan for the Martin Tract, which he initially proposed as 75
town homes. This tract of land is 12.8 acres and is
located off of Old Wilmington Road, and is accessed off of Old
Wilmington Road and has a proposed access from Route 30. JYF claims that the
proposed community, consisting of condominium apartment buildings, is
based on traditional town planning with street layouts similar to the adjacent
tracts in Sadsburyville and other Chester County towns. The current zoning is
R-2.
In April 2003, JYF presented an
alternative plan to the Conditional Use plan presented at the February meeting.
The plan shows 150 units with one, two or three bedroom single units including
two larger apartment buildings. Access is shown off Old Wilmington Road and
Lincoln Highway.

- Meetinghouse Properties is developing
the tract of land known as the Morris Farm. Most of the property is
zoned I1 Light Industrial; the plot of land bordering Morris Lane is zone
R-1 Residential, and the developer has requested a zoning change to I1 Light
Industrial. The developer / property owner has proposed building a Sheetz
gas station on the property.
